Seal Coating
The key to good pavement is maintenance. A seal coat can prevent water damage, restore appearance, create a protective barrier and increase the lifespan of the asphalt.
Seal coat is a surface treatment designed to extend the life of asphalt pavements in good condition by providing skid resistance, restricting moisture intrusion, protecting the structure from further oxidation, ravelling, and restoring a uniform black appearance.

Crack Seal
Cracking in most pavements is inevitable, and if left untreated, can cause massive pavement failure like potholes and sub-base failure. Cracks are caused by deterioration of the pavement. As sunlight oxidizes the pavement and seasonal temperature changes expand and contract the pavement, cracks form.
Water, impurities, and debris infiltrate the cracks and continue to degrade the pavement and put the pavement’s sub-base at risk. Crack sealing is a cost-effective method to treat all types of cracks and joints.
We offer 3 crack sealing methods:
- Route and Seal – Requires cutting out the crack (routing), cleaning and applying a hot pour rubberized crack sealant. This method is the most long lasting.
- Blow and Seal – Where the crack is blown out, cleaned, and sealed with hot pour rubberized crack sealant.
- Cold Pour – This method is the most economical method. It requires the crack to be blown out, cleaned, and filled with a cold pour crack filler.

Patching
Patching asphalt is essential to the longevity of your asphalt surface. When a pothole or severe cracking happens, it is the right time to think about asphalt patching. Asphalt patching can protect your investment by fixing the damaged asphalt to stop further water from entering the area and undermining the strength of the asphalt.
There are four main types of asphalt patching:
- Pothole Repair – To bring small holes level with surrounding area.
- Skin Patch – This is a thin layer of asphalt over existing surface.
- Asphalt Removal and Replace – For more deteriorated asphalt surface but not yet broken up and alligatored.
- Deep Patching – The most severe type of patching. This is used when the asphalt surface is “alligatored” and falling apart. This involves digging out the asphalt and the underlying structure and replacing with new base course and asphalt concrete.

Asphalt Paving
Asphalt overlays are a good way to increase the life span of your roadway or parking lot. If the asphalt surface is seeing some wear and tear, but not yet completely blown out and asphalt overlay is a good way to smoothen out the area as well as add some extra strength.

Parking lot line painting is an essential part of property maintenance and it has many benefits.
